Peyton Lockhart and her sisters have just inherited Bishop’s Cove, a charming oceanfront resort。 But it comes with a condition: They must run the resort for one year and show a profit—only then will they own it。

Peyton welcomes the challenge, yet has no idea how many people want to sabotage her success—including her vindictive cousins and the powerful land developers who have an eye on the coveted beachfront property。 But when the threats against Peyton escalate into dangerous territory, she enlists the help of her childhood friend, FBI agent Finn MacBain。

Finn saved her life once before。 Peyton has no choice but to trust him to do it again。

Standard Julie Garwood。 Classic romance, this time with an FBI agent and aspiring chef hotelier。

Not great。 It still has some of the same issues that were in the last couple of books of the series, but there was some of improvement。 I like the mcs and they had great chemistry, both were likable, specially the fmc and her dialogue was pretty funny at times。 I like that the fmc was normal, not a perfect woman like the other books, and she did not let anyone push her around and stood up to her family。 The mmc was an alphahole, the way this author likes to write all the men, always telling the Not great。 It still has some of the same issues that were in the last couple of books of the series, but there was some of improvement。 I like the mcs and they had great chemistry, both were likable, specially the fmc and her dialogue was pretty funny at times。 I like that the fmc was normal, not a perfect woman like the other books, and she did not let anyone push her around and stood up to her family。 The mmc was an alphahole, the way this author likes to write all the men, always telling the women what to do and being a bit domineering, but he wasn't as bad as previous books and at least we got some internal dialogue so we got get to know him a tiny bit more。 He is also the first mmc in the past several books that likes fmc for more than just her beauty, despite how many times he mentions it, he also mentions other reason why he likes her and why he fell in love with her。 They seemed to actually like each other as people。 I think it helped that he ordered her around only when it came to safety stuff, and she was smart to listen to him and not take stupid risks that got her in trouble。 I do wish the men would talk to the women after hooking up so they could be clear about expectations, but the men in this series are silent and make the women suffer from not being able to read their mind。 At least in this book the fmc could see that and rightfully get mad at him, she could see his faults and accept them instead of pretending like he was perfect。 I do not get the sister at all, it's like she had a different personality every other chapter。 。。。more

This book was mediocre for me。 The romance was cliche and the mystery was not gripping at all。 Reading it took me longer than my usual time to finish a book。The characters were mostly boring except a few interesting ones here and there。 I give it a 2。5。

The first thing that came into my mind after finishing this book was that the book is well balanced。 I mean I know julie garwood's characters are headstrong and competent and that has not changed in this book。 But there is a vulnerability in the hero here。 He doesn't fall in love after getting assigned to protect the heroine。 Here Finn knew Peyton since their childhood after meeting so many years later he finds that peyton's presence gives him peace。 He not only wants her but also needs her to s The first thing that came into my mind after finishing this book was that the book is well balanced。 I mean I know julie garwood's characters are headstrong and competent and that has not changed in this book。 But there is a vulnerability in the hero here。 He doesn't fall in love after getting assigned to protect the heroine。 Here Finn knew Peyton since their childhood after meeting so many years later he finds that peyton's presence gives him peace。 He not only wants her but also needs her to stablize him to keep him content。 She kept finn's nightmares at bay。 Here the need of protection is not one-sided。 Both needed and protected each other equally。 That's why it was well-balanced and more beautiful to me 。。。more

Loved this book。 Peyton is a take charge woman and I loved her。 Finn was her hero when she was little and became her hero as an adult。 Loved them as a couple!

Bad, Bad, Bad。 If you're reading the series, skip this one! It has NOTHING to do with (and no relations to) any of the other books。 You won't be missing a thing! I promise! I love Julie Garwood's but this is by far her worst book! It was very obvious, trite, and just phoned in。 Half of it was so illogical and "fluffy" I could barely get through it。 It's like she didn't even write it。 Just slapped her name on someone else's bad writing。 Just awful and a waste of money。 Just DON'T do it! The backstory on this one was adorable。 As someone who went to law school and practiced law and is not in HR, the legal aspect at the beginning of it was upsetting to me but it all worked out in the end (of course it wasn't super realistic but I got over those hang-ups when I was in law school haha!)。 Looking forward to the next in the series as it goes back to some of the core characters in other books and tackles a storyline that has been brewing for many books! More than a decade ago, I started collecting Garwood's romantic suspense series。 And because I am a completionist, I had to keep all of them, even though there were some I didn't enjoy。 I've decided I don't have nearly enough bookshelf space to keep around books I don't care about, so I'm working on a re-reading campaign to figure out what stays and what goes。 Hotshot definitely goes。 I don't remember what I thought when I first read it, but I couldn't even get through it a second time。 The open More than a decade ago, I started collecting Garwood's romantic suspense series。 And because I am a completionist, I had to keep all of them, even though there were some I didn't enjoy。 I've decided I don't have nearly enough bookshelf space to keep around books I don't care about, so I'm working on a re-reading campaign to figure out what stays and what goes。 Hotshot definitely goes。 I don't remember what I thought when I first read it, but I couldn't even get through it a second time。 The opening is strong, but it goes downhill fast from there。 The plot is chaotic--it feels like the half-formed ideas from a half-dozen books were jammed together to make a Frankenplot。 The characters feel exaggerated and unrealistic--we can't have just a bad guy, he has to be The Worst Villain Ever; there can't be an obnoxious cousin, she has to be an over-the-top caricature。 The book definitely didn't work for me, on any level。 I don't remember much about the rest of the series, and I'm wondering if donating them all now would be a better use of my time than rereading all of them to see if there are any worth keeping。 。。。more

Hotshot is book # 11 in the Buchanan-Renard series but despair not, each of the books in the series can be read as a stand-alone。I have no idea why these books have been included in the series, except for the first 6 or 7, Buchanan family never comes into play in any of them I think。 The only common thread is the presence of an FBI officer。 Well, if you have been reading Julie Garwood books over the years, obviously, you know that they are good enough for some breezy reading。 The mystery is not Hotshot is book # 11 in the Buchanan-Renard series but despair not, each of the books in the series can be read as a stand-alone。I have no idea why these books have been included in the series, except for the first 6 or 7, Buchanan family never comes into play in any of them I think。 The only common thread is the presence of an FBI officer。 Well, if you have been reading Julie Garwood books over the years, obviously, you know that they are good enough for some breezy reading。 The mystery is not too intense, the romance and sex are really good and both factors hold good in this one too with an additional drama of sabotage involved。I have read all the books in the series and love them for exactly what it offers, some mindless fun and sexy heroes😉So now officially I can say I have read all the books published by Julie Garwood and if you are new to the scene, please begin with her historical romances。 The humor that she could create in her stories is simply mind-blowing! 。。。more

I love it!I know this is a trope that is not for everyone but i just love how pure and realistic this is。 Meeting your childhood crush/friend when you are both adults and falling in love is so sweet。 😊

I haven’t read a Julie Garwood book in a while。 I first started reading her books in the late 1990s when she was transitioning from historical romance to romantic suspense, which was the hot new romance category at the time。 She writes a solid contemporary, but I personally prefer her historical--then, I generally prefer historical romances to contemporary。This was a bit of a slow starter。 There’s a lot of exposition and set up, and it takes a while for the hero and heroine to meet as adults (th I haven’t read a Julie Garwood book in a while。 I first started reading her books in the late 1990s when she was transitioning from historical romance to romantic suspense, which was the hot new romance category at the time。 She writes a solid contemporary, but I personally prefer her historical--then, I generally prefer historical romances to contemporary。This was a bit of a slow starter。 There’s a lot of exposition and set up, and it takes a while for the hero and heroine to meet as adults (they grew up together)。 He’s an Olympic athlete turned FBI agent。 She’s sort of a chef—she likes to cook, but does not do it professionally。 Instead, she gets her first job at a food magazine in Minnesota where she is sexually harassed by her boss。 This sets the suspense plot in motion when she records him and sets out to stop his behavior, and it turns out he's a homicidal psycho。 Conveniently, her unemployment quickly ends when her uncle tells her he’s giving his multi-million dollar Florida resort to her and her sisters, all women in their early twenties with no resort experience whatsoever, and if they can increase profits by 20% in a year, they keep the resort。 Or he’ll just give them each half a million dollars now and sell the resort。 They take the resort。 Romance novels are not known for plausibility, so I just went with this。The internal romantic conflicts are rather weak。 There’s mutual attraction and chemistry, but the only thing keeping them apart is he doesn’t want to get married to anyone, and she wants marriage and children someday with somebody。 She’s pretty wishy-washy as far as heroines go。 Basically, she would happily marry him, and he runs hot and cold (He takes her virginity, he leaves, crisis and he’s there, he leaves, crisis and he’s back, etc。)。 She feels hurt but hides it, and never resists him when he comes on to her。 The suspense is pretty low key, with only a few brief scenes where we see the heroine in imminent danger。 She’s also a uniquely sensible romantic suspense heroine, and doesn’t foolishly put herself in danger for headstrong reasons。 And the hero is good at his job, and effectively protects her。 I actually liked that, even if it undermined the potential suspense。Despite the flaws, it’s still a solid romance。 I never got to a “I don’t want to finish this” point and the pages turned quickly。 Point of view shifted a lot mid-scene, and I think maintaining point of view by scene may have helped strengthen the characters and their motives and conflicts more, but it was still clear whose point of view was whose。 Bottom line, this was ok, on par or better than most contemporary romances I’ve read, but there’s nothing that especially made it stand out。 It’s a pass-the-time kind of read。 。。。more

Love Julie Garwood’s writing and enjoyed this book, you need and expect conflict but there was too much conflict in this book。 Still worth reading。

It was just okay。 Not as well written as some of her other books。

Peyton Lockhart, when she was 6 years old, was saved from drowning by 14-year old Finn McBain, her next door neighbor。 Later in life, Finn, now an FBI agent, is called upon to be her protector once again。 While technically part of the Buchanan series it has no relationship to the previous books。

The ending for her story was terrible。
