Summary

I haven’t seen him in over a decade, but Joshua Luca can still get to me。 And I hate it。

At twenty-nine, I’m a doctor and I’ve travelled the world, but just the thought of him has me sliding my sweaty palms down my jeans and wishing I could steady my racing heartbeat。

Joshua was an almost obsession until, at seventeen, he cost me my future。 In one night, I grew up and let go of my silly crush。

My infatuation for Joshua is dead and buried。 Forever。

It doesn’t matter that he’s my new flat mate。

Or that he still has that same sexy smile。

I barely notice how that, despite his billions, he’s the kindest man I know。

Or that when he touches me, a thousand tiny fireworks explode all over my body。

I’m completely over Joshua Luca。

Loved it! Not sure my sleep pattern loved it but I sure did! Always a 5 star read with Louise’s books! Beautiful

From the outside, both Joshua and Hartford seem like well-adjusted, successful adults making their way in the world。 On the inside, both Joshua and Hartford have unresolved broken hearts。 While the 2 of them stumble through a particularly hard time in life they let their walls down just enough to let each other in。 This is a sweet and steamy HEA that warmed my heart。 Thank you for the opportunity to read this ARC。

Another amazing book by Louise Bay。 I simply adored Hartford & Joshua’s story。 This one was a slow burn but once they got going, there was no stopping them! It’s the perfect brother’s best friend & friends to lovers story。 I highly recommend you give it a read!

I'm a huge Louise Bay fan。 She's an author I don't need a blurb from; I know I want the book。 That being said。。。this blurb made me want this book even more!! This was an awesome story about friendship turning to love。 It easily stands alone as Joshua's friends are really more supporting characters in this story and not really a pig part of this story。 I adored every single page, the author did an amazing job on this story。 It had a fantastic plot and wonderful characters who had depth。 It was a really fun, sweet, hot and romantic story。 I think its the best book this author has ever written and I am so impressed with this book。This is the story of Jo This was an awesome story about friendship turning to love。 It easily stands alone as Joshua's friends are really more supporting characters in this story and not really a pig part of this story。 I adored every single page, the author did an amazing job on this story。 It had a fantastic plot and wonderful characters who had depth。 It was a really fun, sweet, hot and romantic story。 I think its the best book this author has ever written and I am so impressed with this book。This is the story of Joshua who lives on Park Lane, and is nicknamed Mr Park Lane by the heroine。 It takes place in London and Hartford is flying in to London to start a new job as a Pedetrician in a hospital, but she also has broken her ankle。 Joshua is a family friend and he has rented an apartment next door for her to stay in, while he keeps his eyes on her for their moms who are best friends。Hartford grew up with Joshua during the summers and he was three years older and she had a major crush on him。 But she was a teen with braces, zits and not a lot of style so he flirted with her sister Thia and never really saw her。As Joshua spends time with Hartford he gets to know her and they really become very close to each other。 Joshua had his heart broken young and so all he does is have casual relationships。 I loved watching these two become friends and fall for each other。 I also loved watching Joshua have to work hard to get Hartford to see him as something more。There is also a side plot about a medication that puts Joshua and Hartford on opposite sides and I adored this side plot。 It really made the book and was a great conflict between these two。I received a complimentary early release copy of this e-book from the author prior to release and am voluntarily leaving a review。 。。。more

Mr。 Park Lane was such a charming addition to this series。  I think Joshua felt the most down to earth of all the men so far。  And what to say about Hartford, she really stole my heart。  Joshua was exactly how Hartford described him, a good man。 This story contained all the right elements to make it down to earth, while still keeping things intriguing and spicy。  I absolutely adored Hartford。  She was quirky, yet totally honest and forth right。  I loved when she told Joshua what was on her mind Mr。 Park Lane was such a charming addition to this series。  I think Joshua felt the most down to earth of all the men so far。  And what to say about Hartford, she really stole my heart。  Joshua was exactly how Hartford described him, a good man。 This story contained all the right elements to make it down to earth, while still keeping things intriguing and spicy。  I absolutely adored Hartford。  She was quirky, yet totally honest and forth right。  I loved when she told Joshua what was on her mind but still walked away, or ran, when she felt too much for Joshua。 Joshua just took a bit to come around, but he needed that time also。 Spicy and comforting, this is a must read in this series Louise Bay has created。  We've got a few more best friends, let's find them a girl! 。。。more

Confession: I haven't read Louise Bay in a looooooooong time。 But give me a billionaire with an accent and a smart, sassy woman with no filter and I am down for it。 I absolutely adored Hartford。 She was kind and just full of life。 And her contagious joy rubbed off on the stoic, bath-taking crush of her childhood, Joshua。 While he wasn't stuffy, he definitely took advantage of the privileges his wealth afforded him。 I liked how Hartford kept him on his toes。 Guessing what she would do or say next Confession: I haven't read Louise Bay in a looooooooong time。 But give me a billionaire with an accent and a smart, sassy woman with no filter and I am down for it。 I absolutely adored Hartford。 She was kind and just full of life。 And her contagious joy rubbed off on the stoic, bath-taking crush of her childhood, Joshua。 While he wasn't stuffy, he definitely took advantage of the privileges his wealth afforded him。 I liked how Hartford kept him on his toes。 Guessing what she would do or say next to shake up his carefully ordered life。 It didn't take long for their plan to change their friendship into something neither of them was expecting。 Something more。 Deeper。 There was this ease to them when they were together that was oh so satisfying。 But when they learn they're on opposite sides of a battle, lines are drawn and hearts get hurt。 I LOVED how Hartford stood her ground on what was right。 Even if it meant sacrificing the happiness she never dreamed she could have。 More than that though, was the change in Joshua as he realized there are some things more important than business。 Mr。 Park Lane was a sweet, straight forward romance。 From start to finish。 Hartford and Joshua's friends-to-lovers, opposites attract romance was low-ish on drama and full of laughter。 And that ending, has me itching to see this group of friends again。 。。。more

Mr。 Park Lane by Louise Bay is the 4th book in The Mister Series (but can be read as a complete standalone)。 But I think it is always amazing to read about this wonderful group of friends and their stories and meet well known characters that you fell in love before。 This book is about Hartford Kent and Joshua Luca who I fell in love with very hard, fast and easy。 Hartford is back in London from her time in Yemen with Medicines Sans Frontiers because of her broken leg。 Her mom arranged for her to Mr。 Park Lane by Louise Bay is the 4th book in The Mister Series (but can be read as a complete standalone)。 But I think it is always amazing to read about this wonderful group of friends and their stories and meet well known characters that you fell in love before。 This book is about Hartford Kent and Joshua Luca who I fell in love with very hard, fast and easy。 Hartford is back in London from her time in Yemen with Medicines Sans Frontiers because of her broken leg。 Her mom arranged for her to stay with Joshua who was best friends with Hartford’s brother when they were kids。 Little did her mother know that Hartford was crushing hard on Joshua for quite some time in her teens。 All that ended when she was 17 and did something not particularly smart that broke her leg。 That was the day she vowed to hold her guard up against Joshua。12 years fast forward they meet again。 She’s lost her monobrow and her braces and works as a pediatrician。 Joshua is as handsome as she remembers and nowadays a marketing mogul。I really loved reading their story from the beginning to the end。 At first I was a little concerned because Joshua lives and enjoys his playboy lifestyle but he is just too sweet。 A real good guy which surprised me, but it was a really good surprise。 He cares deeply for his friends and wants to do right by everyone。 At first he doesn’t really know what to do with Hartford but they get along really quickly especially because of their mutual love for food。 Both are also dedicated to their jobs but only Joshua has a social life after work。 That’s where Hartford’s new boss Gerry, a very well known pediatrician in London, cuts in - she has to report weekly to him what she does/did in her leisure time to have a decent work-life-balance。 Honestly, I kinda loved him for that because it means he cares not only for his little patients but also for his residents/attendings。 Hartford is real, genuine, passionate sweet, a little insecure and different than every other woman Joshua has met before。 She doesn’t even recognize her beauty。 But Joshua does。 And everyone else does too。 Though he has some trouble to understand and admit the feelings he has。 Sometimes you want to shake both of them。 Mr。 Park Lane is a beautiful, heartwarming, amazingly written slow-burn romance that I can only recommend。 I couldn’t put the book down。 It was just too captivating。 5 stars ⭐️A few of my favorite quotes (just because): „Their obsession with Joshua was a little weird。 Their obsession with Joshua and me was borderline uncomfortable。“ - Chapter 9„She looked good in all of them。 But the pale blue top looked best with her skin tone, and the neckline showed off just the right amount of cleavage。 I’d suggested she wear he green。“ - Chapter 12 (this one made me laugh really hard) „I couldn’t imagine anyone not liking Hartford。 She was one of those people who just made everyone instantly comfortable。 Another reason why I needed to get a bit of distance。 I was too comfortable hanging out with her。“ - Chapter 15 (made me shake my head)„You’re as beautiful on the outside as you are on the inside, and that’s bloody stunning。“ - Chapter 27 。。。more

All Louise Bay characters are enchanting but Hartford is so special。 She’s a doctor who came from working with Medicines Sans Frontiers, she’s incredibly kind and generous, she loves to help and give to others。 For a hardened playboy like Joshua Kent, she’s the exact medicine he needed!Hartford used to have a crush on Joshua when she was seventeen and he was nineteen。 He was best friends with her older brother。 One day they were stranded and she went to pick them up。 She had just gotten her driver’s license so wasn’t a good driver and it was snowing。 She got into an accident, broke her leg and that ruined her dreams of becoming a ballerina。 She decided to forget about Joshua and her crush on him。“Our parents had been friends since I could remember。 Joshua was the same age as my brother。 My sister was a year younger, and to my eternal frustration, I was the baby。 The baby with a crush on her older brother’s best friend。”Fast forward 10 years, she’s a doctor, she was working with Medicines Sans Frontiers and came back to London with a broken leg (same leg as before)。 Her mother insisted she stay with Joshua and his mother insisted that he take care of her。 Their mums are besties。 So, instead of having her in his spare bedroom, he rented an apartment next to his。 Hartford mentally created a forcefield around her in order to protect her heart from the attraction she always felt for Joshua。 Through the book, that forcefield received continuous attacks when Joshua was particularly sweet or sexy。“I’m immune,” she said, tapping her nose。 “Created a Joshua Luca forcefield when my mum said she’d arranged me to sleep in your guest bedroom。”From the moment he met her, she was like a breeze of fresh air。 She didn’t simper, try to get his attention with flirting, she was just friendly and wanted him to eat cake with her。She got work with the foremost doctor in pediatric medicine, her days were long but she always had time to eat cake with Joshua。 He was supposedly coaching her on going to dates and getting a man。 She decided to help him out of the one-night-stand rut by also getting him blind dates。While all this collaborating and teaching was going on, Hartford was learning to make cakes, to have a social life apart from medicine, and to spend time with Joshua (eating cake!)。 He loves getting bubble baths with aromatic oils, candles and wine at an exact temperature of 38 degrees。 He calls them Genius Time and it’s how he makes all his big decisions。 When she got home one day, completely wrecked from work, he got her into one of those baths。 “The bath was where I figured out solutions to problems。 I’d had a bath every day since I’d learned about the Merdon acquisition。 I was still waiting for inspiration to strike。”You can tell they were a couple because they shared with each other what was most important to them, cake and baths。 The ones who took time to realize this were they!I totally enjoyed this story and all the cute moments。 Loved that the other couples appear in this one and how welcoming the women of the group were with Hartford。 All the cake baking made me hungry! The conflict was also interesting, since both were involved in something very scientific where both were involved from opposite sides but both sworn to secrecy。 So here I was biting my nails and hoping for a break through and they were clueless。 “He’d started off as my first love and changed into something even better—a really great friend and a man who arranged picnics in the park and took me to dinner。 A man who kissed me。 A man who’d done things to my body that should be illegal。”Entertaining, cute, with lots of steam, great group of friends, a little intrigue to add some suspense, and two lovely characters! Wonderful! 。。。more

I’ve read every book of hers and they’re all in my favorite read book。 This was no different。 This isn’t the first time we’ve seen Joshua Luca。 His mates have been the book’s before in this series and I’m glad to meet Joshua。 Joshua Luca has made his millions by opening a successful marketing and advertising firm and are known for their luxury brands。 He’s been single since his college day’s when he was stood up at the alter。 Now, Joshua doesn’t do relationships。 He has arrangements, like Miss Tuesday night and doesn’t plan to change it。 No matter how many of his mates falling in love and pressuring him to do the same。 Hartford Kent wanted to become a ballerina when she was younger。 When she got into a car accident just before graduation and broke her leg she ended up going to medical school and becoming a doctor。 Hartford has been in Yemen working with Medicines Sans Frontiers (Doctors Without Borders) and has broken her leg again and is forced to comeback to London to recoup and start her new job as a pediatrician。 Hartford only has the clothes that fit in a bag and is starting off brand new。 Her mother was nice enough to find her a place to stay till she can get her own place and she’s not happy about it。 Hartford has had the hugest and biggest crush on her older brother’s best friend and she hates that her mom made it where she’ll be staying with him。 Hartford can’t believe he’s even more gorgeous than she saw him ten years ago。 She’s very quirky and tends to say whatever she’s thinking。 But, they get along great。 Hartford has taken up baking and even dating。 She can blame it on her boss for wanting her to have a life outside of work but she’s enjoying her time。 ESP the time she’s spending with Joshua。 Joshua’s even set up a few of the dates。 But, the more time they spend together the harder it is for her to keep her schoolgirl crush in the past。 Hartford just needs to keep reminding herself no matter what vibe’s Joshua is putting out that he’s a playboy and she can never be a Miss Thursday。 Even though he’s an amazing kisser she just can’t do it。 Joshua doesn’t remember much of Hartford from when they were younger but she’s not the same as she was the last time they saw each other。 Joshua’s realizing how much he likes spending time with her。 She says whatever’s on her mind and not shy about what she says。 Josh is also confused by his feelings toward her。 He’s never become friends with a woman outside of his mates girlfriend’s。 He thought having her live next door and make sure she’s OK would be a burden but he’s secretly loving every minute of it and he’s not looking forward to her getting her own place and moving out。 With the help of his friend’s he realizes how he really feels about her and he’s afraid to lose her。 He offers to take her on a practice date in hopes she’d realize how good they could be together。 If that wasn’t the only hurdle these two had going on between them。 They’re both working on a project at work and due to NDA they can’t speak about it。 When they do find out they quickly realize that they’re on opposite sides of the same coin。 Joshua will do whatever it takes to fix things with Hartford。 It took him too long to finally found the one for him and he doesn’t plan on loosing her now。 This was such a good book!! I couldn’t put it down once I picked it up。 I lost two nights of sleep and I don’t care LOL。 I’m really looking forward to seeing what Louise Bay releases next!! 。。。more

I got to tell you that I have a super soft spot in my heart for "reformed" players, seeing both Joshua and Hartford grow and develop together was awesome。 They both brought something truly special to the table and I enjoyed reading all about it。 I did not really see it as a brothers best friend type of romance, but more as a unrequited crush from teenage years。 All in all, this was a fun book to read, it brought on a lot of emotions and kept my attention throughout the entire thing。 I give it 4 I got to tell you that I have a super soft spot in my heart for "reformed" players, seeing both Joshua and Hartford grow and develop together was awesome。 They both brought something truly special to the table and I enjoyed reading all about it。 I did not really see it as a brothers best friend type of romance, but more as a unrequited crush from teenage years。 All in all, this was a fun book to read, it brought on a lot of emotions and kept my attention throughout the entire thing。 I give it 4 outta 5 stars and look forward to reading more from the author!PS: Thank you to Louise Bay and Candi Kane PR for allowing me an advanced copy of the book to read and review honestly。 。。。more

I fell in love with him 🙈。 Also I always enjoy when there are appearances of characters from other books and here there is a good dose of them。 I definitely recommend Mr。 Park Lane 😌。4。5⭐️***𝐀𝐑𝐂 𝐩𝐫𝐨𝐯𝐢𝐝𝐞𝐝 𝐢𝐧 𝐞𝐱𝐜𝐡𝐚𝐧𝐠𝐞 𝐟𝐨𝐫 𝐚𝐧 𝐡𝐨𝐧𝐞𝐬𝐭 𝐫𝐞𝐯𝐢𝐞𝐰*** 。。。more

Mr。 Park Lane was really good。 It had all the drama and angst one could want in a book。 Hartford had to become a dancer and live those out until one night changed it all。 Now she's an amazing doctor whosaves lives。 She's back stateside and is rooming with the one man that she gave up on all those years ago。 Joshua slightly remembers his best friend's sister, but now that he is face-to-face with her things are about to change that。 These two have a great friendship that expands into more。 However Mr。 Park Lane was really good。 It had all the drama and angst one could want in a book。 Hartford had to become a dancer and live those out until one night changed it all。 Now she's an amazing doctor whosaves lives。 She's back stateside and is rooming with the one man that she gave up on all those years ago。 Joshua slightly remembers his best friend's sister, but now that he is face-to-face with her things are about to change that。 These two have a great friendship that expands into more。 However, they are both fighting a cause and realize they are on opposite sides of the door。 Can these two put the past behind them? “Mr。 Park Lane” is the tried-and-true trope of a girl who had an unbearable teenage crush on her brother’s best friend but he didn’t even know she existed except as “my best friend’s little sister” until circumstances put them in close proximity again and now it’s impossible for him to ignore her existence no matter how hard he tries。 This time, that trope is wrapped up neatly with a martyr trope on the FMC’s part and a billionaire trope on the male love interest’s part… and a hefty dose of angs “Mr。 Park Lane” is the tried-and-true trope of a girl who had an unbearable teenage crush on her brother’s best friend but he didn’t even know she existed except as “my best friend’s little sister” until circumstances put them in close proximity again and now it’s impossible for him to ignore her existence no matter how hard he tries。 This time, that trope is wrapped up neatly with a martyr trope on the FMC’s part and a billionaire trope on the male love interest’s part… and a hefty dose of angst that’s spoilerific and you’ll just have to wait and see。 “Mr。 Park Lane”, from the synopsis, interested me a great deal, but I hadn’t read Louise Bay’s work before。 I do have to say, this book isn’t something I would’ve chosen for myself if I had flipped through it on a bookshelf。 It’s simply not my usual cup of tea。 That’s not to say I didn’t enjoy myself, though。 Hartford’s workaholic drive just to keep busy and keep going so her brain didn’t have time to linger and think was something I definitely related to, and that, in turn, made her relatable。 As did her teenage longings to do something, anything, to get her crush to notice her。 I did enjoy her numerous attempts at baking, but I got sick of the cake references pretty quick。 It became trite very fast。 I also tend to be more of a spicy romance reader than a steamy romance reader, and this was more sweet and steamy than sexy and spicy。 And if that’s your thing, if that revs your engine, I say go for it! This book definitely checks those boxes! Louise Bay is definitely a great writer。 She chose a winner of a plot and executed it well。 Her characters were fully-realized and the story was crafted well。 I’d say if you like your contemporary romance sweet, steamy, moderate-angst, and full of those warm fuzzies, then definitely pick this up。 。。。more
